| Reservations
are made on the terms of each apartment complex. A summary of these terms are
detailed in the pages for each complex. Below are the typical terms of many of
the apartment complexes. |

Deposit on Reservation:
Guaranteed by a deposit of 1 night for a
stay of 1 - 7 nights, 2 nights for a stay of 7 -29 nights, and 3 nights for
stays of more than 30 nights. Reservations including a deposit will be held
until 8 days before the arrival date. If the deposit is not received 8 days
before arrival, the reservation is automatically cancelled. Reservations made
less than 8 days before the expected arrival date will only be valid if
accompanied by a valid Credit Card number.
Note: Guest may not assign, sublease,
transfer the Reservation Confirmation, the apartment or any part thereof or
permit the use of the apartment by anyone other than the Guest and permitted
occupants.
The managers of this property do not
guarantee the exact apartment location in advance but will always offer an
equivalent property in case of unavailability at the preferred location.

Payment Terms:-
On the day of arrival of the client, the Managers will
charge their entire stay, excepting reservations of more than 15 nights where
an invoice will be raised for the current month after which invoices will be
raised every 30 days from the start of every month. In the case where it has
previously been agreed that the rent will be paid in parts, the resident
occupying the apartment will remain entirely responsible for payment of
invoices. The payment for all additional amenities will be invoiced as detailed
by the payment details on the Reservation Confirmation form.
The managers retains the right to charge a 2% interest
monthly for any outstanding payments that have not been paid by the agreed
payment date. The resident agrees to pay all charges that the managers will
have to assume in collecting such outstanding debts (i.e. lawyers fees, debt
collectors).

Extension:
Any extension of the departure date is
subject to availability and approval. The reservation can be extended without
an obligation to maintain the resident in the same apartment or at the same
nightly rate. In the case of an extension the new agreed rate will not be
retroactive
Any UNAUTHORIZED occupancy beyond dates agreed will be liable for a charge of
twice (2X) the daily, weekly or monthly rates then in effect for such holdover
period.

Cancellation & Refund
Terms:
All cancellations must be submitted in
writing.
For a reservation cancelled 7 days before the arrival
date, no charge incurred.
For all reservations cancelled less than 7 days before
the arrival date or in the case of a " no show ", the following
charges will be debited from the client: For a reservation of 1-7 nights, 1
night will be charged. For a reservation of 8-29 nights, 3 nights will be
charged. For a reservation of more than 30 nights, 5 nights will be charged.
For all cancellations after the arrival date: For a
reservation of less than 30 days, a written notice must be submitted at least 4
days before the intended departure date. If a written notice is not received by
this date, the total amount of days detailed in the initial reservation will be
charged. For a reservation of 30 days or more, a written notice must be
submitted at least 14 days before the intended departure date. If a written
notice is not received by this date, the total amount of days detailed in the
initial reservation will be charged.
